AND, UM, SO WE REALLY GOTTA GET THIS ANALYSIS DONE BECAUSE THINGS WILL, THE, THE REPRESENTATION THAT, UH, I DON'T KNOW HOW MANY PEOPLE LISTENED TO THE PRESENTATION MADE TO THE TOWN BOARD IN MAY, UM, BY THE APPLICANT WHO REPRESENTED THE SINGLE NEW SINGLE FAMILY HOUSES CLOSE TO THE AREA OF ELMWOOD.

I'M DOING THIS FROM MEMORY, SO I MAY BE A LITTLE OFF, BUT I THINK, I THINK THE APPLICANT REPRESENTED THAT THE PRICE WOULD BE 785,000 OR SOMETHING LIKE THAT, OR MAYBE IT WAS 875.

I DON'T REMEMBER, BUT IT WAS, IT SEEMED LIKE EVEN THEN A LOW NUMBER.

AND, UM, BECAUSE THERE'S INFORMATION THAT ON THE TOWN WEBSITE OF A, OF SOME RECENT, UH, HOUSES, THE APPRAISAL THAT THE TOWN'S APPRAISAL, UH, TOWN'S APPRAISER, UM, HAS APPRAISED A COUPLE OF RECENT HOUSES FOR IN THAT AREA THAT WERE LIKE THE 1.4 CATEGORY.

SO, UM, AND THIS WAS, I THINK IN MAY, SO IT MUST'VE BEEN IN MAY THAT TERRY ASKED, UH, LAUREN TO LOOK INTO THIS.

SO, SO WE REALLY NEED TO GET THIS INFORMATION.

UM, BECAUSE THE PROBLEM IS WHAT'S BEING PROPOSED, THE DENSITY, IT INCREASES THE DENSITY BY ALMOST, I THINK IT'S LIKE 47%

AND IT'S ALSO A MORE GENERIC PROBLEM BECAUSE THE COMPREHENSIVE PLAN THAT THE TOWN BOARD ADOPTED IN 2016 SAID THAT WE WOULD NOT INCREASE DENSITY IN RESIDENTIAL ZONES.

AND IF YOU INCREASE IT HERE, THERE'S NO REASON YOU DECIDE YOU TO TELL THE DEVELOPER THEY CAN'T INCREASE IT EVERYWHERE.

AND INCREASING DENSITY HAS A NUMBER OF, UH, UH, OF ENVIRONMENTAL IMPACTS.

UH, SO, UM, ONE OF THE ANALYSIS THAT WAS, HAS BEEN RAISED BY THE APPLICANT IS, I FORGET EXACTLY WHAT IT WAS, BUT IT, IT WAS LIKE, I'M SURE IS IN THE MID SEVEN HUNDREDS OR MID EIGHT HUNDREDS WAS THE PRICE OF CAR HOUSES.

AND TERRY DONE SOME RESEARCH TO FIND THAT IS INCONSISTENT WITH WHAT'S ON THE TOWN'S APPRAISER SAYING ABOUT NEW HOUSES BEING BUILT, UH, IN THAT AREA.

SO THAT'S WHY THIS IS KIND OF CRUCIAL.

I MEAN, YOU'D HAVE TO DO THE MATH, YOU KNOW, IF YOU HAVE MORE DENSITY, BUT, BUT A CHEAPER UNIT VERSUS LESS DENSITY AT A HIGHER PRICE.

YOU KNOW, JUST A MATTER OF DOING THE MATH ON THAT THOUGH, OF COURSE, THERE'S LOTS OF ENVIRONMENTAL BENEFITS TO HAVING LESS DENSITY, BUT THAT'S WHY, YOU KNOW, THIS IS AN IMPORTANT COMPONENT OF OUR ANALYSIS.
