1.   OLD CASES
ZBA Case 21-11 - Skahrokh, Amir, Khosrow & Behrooz Eatemadpour, for property located at Laurel Street, P.O. Hartsdale, N.Y.). Applicant is requesting area variances from Section 285-15(B)(1) of the Zoning Ordinance to reduce the minimum lot area from 7,500 sq. ft. (required), 5,281 sq. ft. (existing) to 5,281 sq. ft. (proposed); from Section 285-15(B)(2) to reduce the minimum lot width from 75 ft. (required) to 50 ft. (proposed); from Section 285-15(B)(4)(b) to reduce one side yard  from 10 ft. (required) to 8 ft. (proposed) and the other side yard from 12 ft. (required) to 4 ft. (proposed); and from Section 285-12(B)(4)(c) to reduce the total of two side yards from 22 ft. (required) to 12 ft. 2.   ZBA Case 21-26 - Bloom Energy Corporation, for property located at 151 S. Fulton Street, (P.O. White Plains, N.Y.). Applicant is requesting an area variance from Section 285-36(J) to allow an accessory structure in the front yard (proposed) instead of the rear or side yard (permitted).  The property is located in an IB- Intermediate Business District and is designated on the Town Tax Map as Parcel ID:  8.80-28-1

3.   ZBA Case 22-04 – 625 Dobbs Ferry Realty, LLC & DJM Realty NY, LLC, for property located at 625 Dobbs Ferry Road, (P.O. White Plains, N.Y.  Applicant is appealing the Building Inspector’s determination that construction of a farm market at the site requires a use variance, or, in the alternative, requests a use variance to permit the proposed farm market; and from Section 285-42B(1) of the Zoning Ordinance to increase a nonconforming use so as to increase such nonconformance.  The property is located in an R-30 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:   8.50-28-1. 
 
4.   ZBA Case 22-05 – Orly Gez, for property located at Clarendon Place Avenue, (P.O. Scarsdale, N.Y). Applicant is applying for area variances from Section 285-15(B)(1) of the Zoning Ordinance to reduce the minimum lot area from 7,500 sq. ft. (required) to 6,105 sq. ft. (proposed); and from Section 285-15(B)(2) to reduce the minimum lot width from 75 ft. (required) to 62.5 ft. (proposed), in order to construct a One-Family house.  The property is located in an R-7.5 One-Family  Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.460-324-8 & 9

ZBA Case 22-01 - Albana Gjonbalaj, for property located at 45 Lawton Avenue, (P.O. Hartsdale, N.Y).  Applicant is applying for an interpretation that use of the property for two family residential purposes is a legal non-conforming use or, in the alternative, for a use variance from Section 285-15(A)(1) of the Zoning Ordinance to legalize the conversion of a single-family residence to a two-family residence.  The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.250-186-1. 
 
6.   ZBA Case 22-08 – Scarsdale Golf Club, for property located at 1 Club Way, (P.O. Hartsdale, N.Y). Applicant is applying for area variances for Lot 1 (8.361-263-1..SG), from Section 285-10(A)(2)(a)(2) of the Zoning Ordinance for the Tennis Bubble to reduce the front yard setback from 200 ft. (required) to 92.1 ft. (proposed), for the side yard setback from 25 ft. (required) to 6 ft. (required), from Section 285-12(B)(6) to increase the maximum height from 30 ft. (permitted) to 38 ft. (proposed); for the Driving Rage Netting from Section 28540(B)(4) to increase the maximum height from 12 ft. (permitted) to 90 ft. (proposed); and for Lot 2 (8.361-263-1..SE),  for the 16th Hole Netting from Section 12(B)(5)(b) to reduce the side yard setback from 16 ft. (required) to 3.4 ft. (proposed); and from Section 285-40(B)(4) to increase the maximum height from 12 ft. (permitted) to 25 ft. (proposed), in order to install a temporary seasonal enclosure over two (2) of the lower elevation tennis courts.  The property is located in an R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.361-263-1..SG, 8.361-263-1..SE
 
7.   ZBA Case 22-09 – Vebi Boga, for property located at 132 Russell Street, (P.O. White Plains, N.Y).  Applicant is applying for area variances from Section 285-15(B)(5)(a) of the Zoning Ordinance to reduce the side yard setback from a garage from 10 ft. (required) to 4.6 ft. (proposed) and to reduce the side yard setback from a driveway from 10 ft. (required) to 0 ft. (proposed), in order to legalize a detached garage.   The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.80-42-18
 
8.   ZBA Case 22-10 – Leroy & Vivene Newman, for property located at 13 Southwood Place, (P.O. White Plains, N.Y). Applicant is applying for an area variance from Section 285-15(B)(2) of the Zoning Ordinance to reduce the minimum lot width for Lot 2 from 75 ft. (required) to 59 ft. (proposed), in order to subdivide the property.  The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID 8.80-39-22, 8.30-39-23
 
9.   ZBA Case 22-11 – Chun Wing Li, for property located at 114 Ferndale Road, (P.O.  Scarsdale, N.Y).  Applicant is applying for area variances from Section 285-15(B)(4)(b) of the Zoning Ordinance to reduce one side yard setback from 10 ft. (required), 9.08 ft. (existing) to 9.08 ft. (proposed); from Section 285-15(B)(4)(c) to reduce a total of two (2) side yard setbacks from 22 ft. (required), 20.25 ft. (existing) to 20.25 ft. (proposed);  and from Section 285-42(C)(1) to enlarge a nonconforming structure so as to increase such nonconformance, in order to enclose a covered porch.  The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID 8.460-319-73
