1.   ZBA Case 21-26 - Bloom Energy Corporation, for property located at 151 S. Fulton Street, (P.O. White Plains, N.Y.). Applicant is requesting an area variance from Section 285-36(J) to allow an accessory structure in the front yard (proposed) instead of the rear or side yard (permitted).  The property is located in an IB- Intermediate Business District and is designated on the Town Tax Map as Parcel ID:  8.80-42-1 & 2.

2.   ZBA Case 22-04 – 625 Dobbs Ferry Realty, LLC & DJM Realty NY, LLC, for property located at 625 Dobbs Ferry Road, (P.O. White Plains, N.Y.).   Applicant is requesting a use variance in connection with a proposed Farm Market; and from Section 285-42(B)(1) to increase a nonconforming use so as to increase such nonconformance.  The property is located in an R-30 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:   8.50-28-1.
 
3.   ZBA Case 22-05 – Orly Gez, for property located at Clarendon Place Avenue, (P.O. Scarsdale, N.Y). Applicant is applying for area variances from Section 285-15(B)(1) of the Zoning Ordinance to reduce the minimum lot area from 7,500 sq. ft. (required) to 6,105 sq. ft. 4.   ZBA Case 22-08 – Scarsdale Golf Club, for property located at 1 Club Way, (P.O. Hartsdale, N.Y). Applicant is applying for area variances from Section 285-10A(2)(a)(2) of the Zoning Ordinance for the Tennis Bubble to reduce the front yard setback from 200 ft. (required) to 92.1 ft. (proposed), for the side yard setback from 25 ft. (required) to 6 ft. (required), from Section 285-12B(6) to increase the maximum height from 30 ft. (permitted) to 38 ft. (proposed); for the Driving Range Netting from Section 28540B(4) to increase the maximum height from 12 ft. (permitted) to 90 ft. (proposed); and for the 16th Hole Netting from Section 12B(5)(b) to reduce the side yard setback from 16 ft. (required) to 3.4 ft. (proposed); and from Section 285-40B(4) to increase the maximum height from 12 ft. (permitted) to 25 ft. (proposed), in order to install a temporary seasonal enclosure over two (2) of the lower elevation tennis courts and driving rance netting.  The property is located in an R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.361-263-1..SG,8.361-263-1..SE                                                                                                                          ZBA Case 22-08 has been Closed for Decision Only
 
5.   NEW CASES
 
ZBA Case 22-15 – Marion Woods, LLC, for property located at 152 Ridge Road, (P.O. Hartsdale, N.Y).  Applicant is applying for area variances from Section 285-15B(4)(b) of the Zoning Ordinance to reduce the side yard setback from 18 (required) to 15. 6 ft. (proposed); from Section 285-39D(2)(a) to increase the maximum Floor Area Ratio (F.A.R.) from 7,162 sq. ft. (permitted) to 13, 440 sq. ft. (proposed); from Section 285-39C(9)(c) to reduce the street frontage from 25 ft. (required) to  0 ft. (proposed); and from Section 285-30C(8) to subdivide an improved lot in a manner that does not conform to the Zoning regulations regarding the zoning regulations regarding the existing building and other spaces related thereto, in connection with a proposed 2 lot subdivision. The property is located in an R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID:  8.241-181-4.2
 
6.   ZBA Case 22-16 – Renard Self Storage, LLC, for property located at 42-44 Hayes Street, (P.O. Elmsford, N.Y).   Applicant is requesting area variances from Section 285-32B(3)(a) of the Zoning Ordinance increase maximum building coverage of the principal building from 15% (permitted) to 62.2% (proposed); from Section 285-32B(3)(c) to increase the maximum building coverage of all buildings from 20% (permitted) to 62.2% (proposed); from Section 285-32B(3)(d) to increase the maximum impervious surface from 80% (permitted) to 88.1% (proposed); from Section 285-32B(4)(b) to reduce one side yard setback from 50 ft. (required) to 12.5 ft. (proposed); and the other side yard setback from 50 ft. (required) to 12.5 ft. (proposed); from Section 285-(5) to reduce a total of two side yards setback from 100 ft. (required) to 25 ft. (proposed); from Section 285-32B(4)(d) to  reduce the rear yard setback from 50 ft. (required) to 5 ft. (proposed); from Section 285-32B(6)  to increase the  building height from 45 ft. (permitted) to 58.5 ft. (proposed); to increase the number of stories from 3 (permitted) to 5 (proposed); and from Section 285-E to reduce off-street parking spaces from 30  (required) to 14  (proposed).   The property is located in an LI – Light Industrial District and is designated on the Town Tax Map as Parcel Lot ID: 7.180-57-1.1.5.
 
7.   ZBA Case 22-17 – Glen Sheeley, for property located at 208 Tarrytown Road, (P.O. White Plains, N.Y).  Applicant is requesting variances from Section 240-3D(b) of the Sign and Illumination Law to increase the number of yard signs from one (1) (permitted) to two (2) (proposed) and from Section 240-3C(4)(b) to decrease the clearance under one of the signs from 5 ft. (permitted) to 0 ft. (proposed), in order to erect an additional yard sign on the property.  The property is located in a DS-Designed Shopping District and is designated on the Town Tax Map as Parcel Lot ID:  7.490-303-2
 
8.   ZBA Case 22-18 – Three Central Avenue, LLC, for property located at 3 S. Central Avenue, (P.O. Hartsdale, N.Y).  Applicant is requesting a variance from Section 240-3C(8) of the Sign and Illumination Law to increase the height of a logo (key letter) on a wall sign from 4 ft. (permitted) to 8 ft. (proposed).  The property is located in a CA-Central Avenue Mixed Use Impact District and is designated on the Town Tax Map as Parcel Lot ID:  8.250-194-9
