Please Take Notice that the Zoning Board of Appeals of the Town of Greenburgh will hold a Public Hearing on Thursday, October 20, 2022 at 7:00 p.m. The meeting will take place in the Town Hall auditorium and also online via Zoom.  If you would like to participate via Zoom please pre-register through the Department of Community Development and Conservation by emailing 
publichearing@greenburghny.com or calling 914-989-1530, specifying the application(s) that you would like to speak on. 1.   ZBA Case 22-05 – Orly Gez, for property located at Clarendon Place Avenue, (P.O. Scarsdale, N.Y). Applicant is appealing a determination of the Building Inspector that it requires variances.  In the alternative, if its appeal is denied, Applicant requests area variances from Section 285-15(B)(1) of the Zoning Ordinance to reduce the minimum lot area from 7,500 sq. ft. (required) to 6,105 sq. ft. (proposed); from Section 285-15(B)(2) to reduce the minimum lot width from 75 ft. (required) to 62.5 ft. (proposed), in order to construct a one-family home.  The property is located in an R-7.5 One-Family Residence District and is designated on the Town Tax Map as Parcel Lot ID:  8.460-324-8 & 9
 
2.   ZBA Case 22-29 – Raymond Ovetsky, for property located at 36 Mountain Road, (P.O. Irvington, N.Y).  Applicant is requesting area variance from Section 285-15B(4)(d) of the Zoning Ordinance to decrease the rear yard setback from the principal structure from 21 ft. (required) to 12.6 ft. (proposed); and from Section 285-15B(3)(d)  to increase the maximum impervious coverage from 40.75 % (permitted) to 53.4 % (proposed, in order to construct a deck.  The property is located in an R-7.5 One-Family Residential District and is designated on the Town Tax Map as Parcel Lot ID: 7.360-186-10                       
 
3.   ZBA Case 22-30 – Joseph & Sharon Naya, for property located at 8 Rutland Road, (P.O. Scarsdale, N.Y).  Applicant is requesting area variances from Section 285-14(B)(3)(a) of the Zoning Ordinance to increase the principal building coverage from 22 % (permitted) to 24.75 % (proposed); from Section 285-14(B)(3)(d) to increase the maximum impervious surface from 37.25 % (permitted), 47.77 % (existing) to 42.0 % (proposed); from Section 285-39(D)(2) to increase the Floor Area Ratio (F.A.R.) from 3,368 sq. ft. (permitted), 3,800 sq. ft. (existing) to 4.181 sq. ft. (proposed); from Section 285-14(B)(4)(d) to reduce the rear yard setback from 28 ft. (required) to 16 ft. (proposed); and from Section 285-42(C)(1) to enlarge a nonconforming structure so as to increase such nonconformance in order to construct a garage addition.  The property is located in an R-10 One-Family Residence District and is designated on the Town Tax Map as Parcel ID: 8.590-413-2.
