Applicant is requesting area variances from Section 285-32(B)(3) of the Zoning Ordinance to increase the maximum building coverage from 15 % (permitted), 18.4 % (existing) to 25 % (proposed), from Section 285-32(B)(4)(b) to reduce the one side yard setback from 50 ft. (required ), 19.86 ft. (existing) to 39.16 ft. (proposed); from Section 285-32(B)(4)(c) to reduce a total of two (2) side yard setbacks from 100 ft. (required), 69.7 ft. (existing) to 90.57 ft. (proposed); from Section 285-32(B)(5)(a) to reduce the distance from off-street parking to the principal building from 25 ft. (required) to 2 ft. (proposed); and from Section 285-38 to reduce the off-street parking spaces from 192 (permitted) to 67 (proposed), in order to construct a new building.  The property is located in an LI-Light Industrial District and is designated on the Town Tax Map as Parcel ID 7: l80-52-17 & 7.180-52-18
 
2.   ZBA Case No. 19-14 – Mount Hope Cemetery Association, for property located at 50 Jackson Avenue (P.O. Hastings-on-Hudson, NY). Applicant is requesting a variance from Section 285-36(B)(6) of the Zoning Ordinance to increase the length of a building from 100 ft. (permitted) to 126 ft. (proposed) in order to build a mausoleum.  The property is located in an R-30 One-Family Residence District and is designated on the Town Tax Map as Parcel IDs:  8.500-351-3, 8.560-384-1, 8.560-384-3, 8.560-384-4 & 8.560-384-5
 
3.   ZBA Case No. 19-19 – Jeff Neidhardt & Roxanne Lagano, for property located at 8 Cotswold Way (P.O. Scarsdale, NY).  Applicant is requesting area variances from Section 285-12(B)(3)(d) of the Zoning Ordinance to increase the maximum impervious surface from 29 % (permitted), 41 % (existing) to 41 % (proposed); from Section 285-12(B)(4)(b) to reduce the side lot line from 18 ft. (required), 10 ft. (existing) to 10 ft. (proposed); from Section 285-39(D)2) to increase the maximum Floor Area Ratio (F.A.R.) from 4,230 sq. ft. (permitted) to 4,488 sq. ft. (proposed); and from Section 285-42(C)(1) to enlarge a nonconforming structure so as to increase such nonconformance, in order to build an addition.  The property is located in an R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel ID:  8.530-368-1.
 
4.   ZBA Case No. 19-20 – Martha Duchitanga, for property located at 268 Abbott Avenue (P.O. Elmsford, NY).  Applicant is requesting area variances from Section 285-16(B)(4)(b) to reduce a side yard from 8 ft. (required) to 3.3 ft. (proposed); from Section 285-16(B)(4)(c) to reduce a total of two (2) side yards from 18 ft. (required) to 13.7 ft. (proposed); and from Section 285-42(C)(1) to enlarge a nonconforming structure so as to increase such nonconformance, in order to construct an addition. (proposed), in order or legalize a deck.  The property is located in an R-10 One Family Residence District and is located on the Town Tax Map as Parcel Lot ID:  8.100-53-32
 
7.    ZBA Case No. 19-23 – Gagliardi Enterprises, Inc./Ron Gabriel, for property located at 530 Tarrytown Road (P.O. White Plains, NY). Applicant is requesting a Special Permit pursuant to Section 285-28(A)(2)(f), in order to operate a golf simulator.  The property is located in an IB-Intermediate Business District and is designated on the Town Tax Map as Parcel ID: 7.410-235-3

8.    ZBA Case No. 19-24 - BMR Ardsley Park, LLC, for property located at 410-460 Saw Mill River Road, (P.O. Ardsley, NY). Applicant is requesting a variance from Section 285-33(B)(2) to reduce the minimum lot width from 200 ft. (required) to 40 ft. (proposed) in order to subdivide, in connection with a proposed three-lot subdivision.  The property is located in the GI-General Industrial District and is designated on the Town Tax Map as Parcel ID: 8.430-305-7, 8.500-350-3 & 8.500-350-4.
 
9.   ZBA Case No. 19-25 – Matthew Lewis, for property located at 5 Dunnings Drive (P.O. Tarrytown, NY). Applicant is applying for variances from Section 285-14(B)(4)(a) of the Zoning Ordinance to reduce the front lot line from 25 ft. (required), 25 ft. (existing) to 19 ft. (proposed); and from Section 285-14(B)(5)(a) to decrease the setback from an accessory structure to the principal building from 10 ft. (required), 6.91 ft. (existing) to 6.91 ft. (proposed), in order to reconstruct a garage and an addition.  The property is located in an R-10 One-Family Residence District and is designated on the Town Tax Map as Parcel Lot ID:  7.170-46-16
