Applicant is requesting area variances from Section 285-32(B)(3) of the Zoning Ordinance to increase the maximum building coverage from 15 % (permitted), 18.4 % (existing) to 25 % (proposed), from Section 285-32(B)(4)(b) to reduce the one side yard setback from 50 ft. (required ), 19.86 ft. (existing) to 39.16 ft. (proposed); from Section 285-32(B)(4)(c) to reduce a total of two (2) side yard setbacks from 100 ft. (required), 69.7 ft. (existing) to 90.57 ft. (proposed); from Section 285-32(B)(5)(a) to reduce the distance from off-street parking to the principal building from 25 ft. (required) to 2 ft. (proposed); from Section 285-32(B)(5)(b) to reduce the distance from off-street parking to the side lot line from 25 ft. (required) to 0 ft. (proposed); from Section 285-32(B)(5)(c) to reduce the distance from off-street parking to the rear lot line from 25 ft. (required) to 19.11 ft. (proposed); and from Section 285-38 to reduce the off-street parking spaces from 192 (permitted) to 67 (proposed), in order to construct a new building.  The property is located in an LI-Light Industrial District and is designated on the Town Tax Map as Parcel ID 7: l80-52-17 & 7.180-52-1

2.   ZBA Case No. 19-14 – Mount Hope Cemetery Association, for property located at 50 Jackson Avenue (P.O. Hastings-on-Hudson, NY). Applicant is requesting a variance from Section 285-36(B)(6) of the Zoning Ordinance to increase the length of a building from 100 ft. (permitted) to 126 ft. (proposed) in order to build a mausoleum.  The property is located in an R-30 One-Family Residence District and is designated on the Town Tax Map as Parcel IDs:  8.500-351-3, 8.560-384-1, 8.560-384-3, 8.560-384-4 & 8.560-384-5

(proposed) on each of the three (3) lots in connection with a proposed three (3) lot subdivision.  The property is located in an R-10 One-Family Residence District and is designated on the Town Tax Map as Parcel IDs: 7.520-316-11,12,13,14,& 15.
 
5.   ZBA Case No. 19-26 – Dan Hochstadt, for property located 30 Edgewood Road (P.O. Hartsdale, NY).  Applicant is applying for an area variance from Section 285-15(B)(4)(d) of the Zoning Ordinance to reduce the rear yard from 21 ft. (required) to 17.6 ft. (proposed), in order to legalize a deck.  The property is located in an R-7.5 One-Family Residence District and is designated on the Town Tax Map as Parcel Lot ID:  8.180-132-6.
 
6.   ZBA Case No. 19-27 – Joseph Edwards, for property located at 9 Riverdale Avenue (P.O. White Plains, NY). Applicant is applying for area variances from Section 285-16(B)(5)(b) of the Zoning Ordinance to reduce the side yard from 8 ft. (required), 4.38 ft. (existing) to 4.38 ft. (proposed); from Section 285-16(B)(5)(c) to reduce the rear yard from 8 ft. (required), 3.38 ft. (existing) to 3.28 ft. (proposed); from Section 285-16(B)(5)(a) to increase maximum building coverage from 30 % (permitted), 31.7 % (existing) to 31.7 % (proposed); and from Section 285-39(D)(2) to increase the maximum Floor Area Ratio (F.A.R.) from 2,115 sq. ft. (permitted), 2,656 sq. ft. (existing) to 2,656 sq. ft. (proposed); in order to restore an existing garage.  The property is located in an R-5/LTF Residential District and is designated on the Town Tax Map as Parcel ID: 7.420-244-2.
