  Due to the COVID-19 pandemic, there will be no public gathering in Town Hall for this meeting. If you would like to watch the meeting, you may do so via the Town's website or via cable television. 2.   ZBA Case No. 20-13 - Alban Prelvukaj, for property located at 6 Farm Way Drive, (P.O. Ardsley, N.Y.).  The applicant is requesting an area variance from 285-10(B)(3)(d) of the Zoning Ordinance to increase the maximum impervious surface from 21.75 % (permitted), 27.96 % (existing) to 24 % (proposed); and from Section 285-38(B) to increase the maximum driveway width from 30 ft. (permitted), 41 ft. (existing) to 41 ft. (proposed), in order to legalize the impervious surface coverage and legalize a driveway. The property is located in an R-40 One-Family Residential District and is designated on the Town Tax Map as Parcel ID:  8.430-308-3.4
 
3.   ZBA Case No. 20-14 - Lightbridge Academy, for property located at 529 Central Park Avenue South, (P.O. Scarsdale, N.Y.)  Applicant is requesting area variances from Section 285 Attachment I of the Zoning Ordinance to reduce the total number of off-street parking spaces from 69 (required) to 45 ft. (proposed); and from Section 285-29.1(C)(3) to decrease the minimum distance from the off-street parking to the principal building from 10 ft. (required) to 0 ft. (proposed), in order to permit a daycare facility. The property is located in a CA-Mixed Use Impact District and is designated on the Town Tax Map as Parcel ID:  8.410-298-6

5.   ZBA Case No. 20-15Jonathan Morris, for property located at 71 Holland Place, (P.O. Hartsdale, N.Y.). Applicant is requesting an area variance from Section 285-40(C)(2) of the Zoning Ordinance to reduce the side yard from 6 ft. (required) to 4 ft. (proposed), in order to legalize a deck in the side yard.  The property is located in an R-7.5 One-Family Residence District and is designated on the Town Tax Map as Parcel ID: 8.250-192-16.
 
6.   ZBA Case No. 20-16AS NY Properties, LLC, Muhammad Saleem, for property located at 716 Ardsley Road, (P.O. Scarsdale, N.Y.).  Applicant is requesting an area variance from Section 285-12(B)(3)(d) of the Zoning Ordinance to increase the maximum impervious surface from 29 % (permitted) to 37.02 % (proposed), in order to legalize a patio.  The property is located in an R-20 One-Family Residence District and is designated on the Town Tax Map as Parcel ID:  8.380-275-7.
 
7.   ZBA Case No. 20-17Vallesigns & Awnings, Inc., for property located at 250 Tarrytown Road, (P.O. White Plains, N.Y.).  Applicant is requesting an area variance from Section 240-3(D)(14)(d)(1) of the Sign & Illumination Law to increase the maximum height of letters from 2 ft. (permitted) to 3 ft. (proposed), in order to install a wall sign.  The property is located in a UR-Urban Renewal District and designated on the Town Tax Map as Parcel ID: 7.490-302-1.
 
8.   ZBA Case No. 20-18San Signs & Awnings, for property located at 331-347 Central Park Avenue, (P.O. Hartsdale, N.Y).  Applicant is requesting a variance from Section 240-3(C)(9) of the Sign & Illumination Law to install a second (2) wall on the rear of the building, where one (1) such sign is permitted, on the front of the building. The property is located in a CA- Central avenue Mixed Use Impact District and is designated on the Town Tax Map as Parcel ID:  8.350-253-18
 
9.   ZBA Case No. 20-19 - Joohi Jimenez-Shahed & Jairo Ernesto Jimenez, for property located 25 Hadden Road, (P.O. Scarsdale, N.Y.)  Applicant is requesting variances from Section 285-12(B)(3) in increase the maximum impervious surface from 29 % (permitted), 51.2 % (existing) to 44.8 % (proposed); from Section 285-12(B)(5)(b) to reduce a side yard to an accessory structure from 16 ft. (required), 1.5 ft. (existing) to 1.5 ft. (proposed); from Section 285-40(C)(2) to reduce the south side  yard to an accessory structure from 10 ft. (required), 1.5 ft. (existing) to 1.5 ft. (proposed), in order to legalize a patio, outdoor kitchen and driveway.  The property is located in a R-20 One-Family Residential District and is designated on the Town Tax Map as Parcel ID:  8.590-411-11
